Job Title: Commercial Property Solicitor
Location: Bristol or Cardiff
Contract Details: Permanent, Full Time
Salary: £45,000 - £65,000 per annum
About Our Client:
Our client is a leading law firm with a dynamic and highly regarded property team. They specialise in commercial, residential, and buy to let property transactions. With a dedicated and supportive team, they pride themselves on providing excellent legal services to their clients.
Responsibilities:
As a Commercial Property Solicitor, you will be responsible for:
- Acquisitions and disposals of various property types
- Conducting due diligence, title investigations, and preparing transaction documents
- Advising clients on risks, benefits, and compliance issues in property transactions
- Drafting, reviewing, and negotiating commercial leases for landlords and tenants
- Providing guidance on landlord and tenant obligations, property maintenance, and dilapidation matters
- Overseeing legal aspects of business asset purchases and sales
- Drafting and negotiating joint venture agreements
- Providing strategic advice on site acquisitions and development
- Advising clients on their rights and obligations as landlords or tenants
- Handling leasehold enfranchisement matters
- Drafting and negotiating option agreements and overage agreements
- Managing property portfolios and providing asset management advice
- Advising clients on property finance transactions
- Assisting clients with residential property investments
Essential:
- Proven experience in a range of commercial property transactions
- Strong drafting, negotiation, and analytical skills
- Ability to work independently and manage a diverse caseload
- Excellent client-facing skills and a commitment to high standards of client service
Desirable:
- Possess a client/contacts following
- Working knowledge of case management systems
- Computer and software literate with good keyboard skills
- Demonstrates a commitment to personal and professional development
