Position Title: Temporary Community Manager
Pay rate: $25-30/hour DOE
Start Date: ASAP
End Date: Ongoing contract
Working Hours: Monday-Friday, 8:30 am – 5 pm, 40 hours per week
Location: Aptos, CA 95003
Job Responsibilities:
Reports to Property Manager; responsibilities include but are not limited to rent collection, annual recertification processing, monthly report completion, and move-in processing (if applicable).
Supervises one or more Assistant Community Managers and Maintenance Technicians.
Establishes and maintains partnerships with local community groups, including government officials, law enforcement, and fire safety professionals.
Manages rent collection, security deposits, bank deposits, and resident income verification.
Manages delinquent accounts, resident receivables, and petty cash.
Assists Property Manager with monthly budget reports, annual budget preparation, and fiscal property status monitoring.
Markets units as per approved marketing plans.
Obtains and maintains all required program certifications and ensures compliance with regulatory requirements.
Conducts property file maintenance in accordance with regulatory guidelines and company policies.
Establishes, executes, and monitors a preventative maintenance schedule for each property.
Coordinates inspections and maintenance work orders.
Ensures timely turnover of vacant units and maintains curb appeal.
Maintains compliance with fire/safety codes, hazardous materials regulations, and OSHA standards.
Ensures emergency preparedness procedures are in place and communicated to residents.
Completes incident reports and documentation within specified timeframes.
Coordinates employee accident reports and provides policies/procedures to new tenants.
Processes evictions as per regulatory guidelines and court orders.
Participates in staff hiring decisions and conducts site operations for new employees.
Completes required company-specific training within designated timeframes.
Qualifications:
1 to 2 years' experience in affordable housing, with knowledge of fair housing and Tax Credit; supervisory experience is a plus.
Experience in property management, leasing, community management, or affordable housing.
