Job Title: Property Manager – Industrial Portfolio
Location: Houston, TX 77043
Compensation: $85,000–$90,000 annually
Employment Type: Direct Hire or Temp-to-Hire
Portfolio Size: ~2.1M SF across ~300 tenants

Are you a hands-on Property Manager who thrives on taking ownership, solving complex problems, and driving results? Our client, a leading industrial real estate investor, is seeking a dynamic professional to oversee a diverse industrial, office, and retail portfolio in Houston. This is not a “delegator” role—you’ll be in the driver’s seat, directly managing properties, influencing financial performance, and shaping tenant experiences.


What You’ll Do:

  • Own the day-to-day operations of industrial, office, and retail properties.

  • Ensure properties are safe, compliant, and operating efficiently.

  • Drive financial performance: manage budgets, reporting, and expense reconciliations.

  • Partner with leasing teams to retain tenants and address leasing challenges.

  • Lead engineering and maintenance staff, oversee vendors, and bid service contracts competitively.

  • Conduct regular inspections, implement preventive maintenance, and respond to tenant needs promptly.

  • Take charge during emergencies, ensuring preparedness and compliance with safety regulations.


What We’re Looking For:

  • Minimum 3 years of experience managing industrial, office, and retail properties.

  • At least 1 year working with institutional investors.

  • Strong financial acumen and meticulous attention to detail.

  • Proficiency in Yardi Voyager and Microsoft Office 365; tech-savvy and comfortable with modern software tools.

  • Independent thinker, problem solver, and proactive communicator.

  • Experience with operating expense recoveries and reconciliations.

  • Bachelor’s degree in Business Administration, Industrial Engineering, or related field preferred.
