Key Responsibilities Title; Property Manager / Industrial Commercial Experience
Tenant Relations
Build and maintain strong relationships with tenants across the managed portfolio.
Deliver outstanding customer service by responding promptly and courteously to tenant requests, ensuring issues are resolved to their satisfaction.
Conduct regular inspections of buildings and tenant spaces, meeting with tenants to assess satisfaction and space requirements.
Update and maintain building emergency plans.
Leasing
Assist with lease documentation and related correspondence for assigned properties.
Monitor lease expirations, renewal options, and expansion rights, sending notifications as needed.
Manage all aspects of tenant move-ins and move-outs.
Ensure tenant lease files are complete and compliant.
Construction Management
Solicit and review bids for tenant and capital improvement projects, prepare bid summaries, and make recommendations.
Draft contracts for large projects and prepare purchase orders for smaller ones.
Collaborate with architects, engineers, and consultants to define project scopes.
Oversee construction progress, attend meetings, and act as a liaison between contractors and tenants.
Complete capital tracking and project closeout documentation, ensuring projects are delivered on time and within budget.
Accounting & Financial
Partner with project accountants to prepare monthly financial reports, including variance and leasing reports.
Ensure compliance with property management guidelines and client platforms.
Verify rent rolls, prepare delinquency reports, and oversee timely rent collection.
Review and approve invoice coding, ensuring accuracy against budgets.
Prepare annual operating budgets and tenant expense reconciliations, working with accountants and asset managers to finalize documents.
Vendor Management
Establish and maintain vendor contracts for property management services.
Supervise staff in maintaining contract records, renewals, and insurance documentation.
Oversee the bidding process and record-keeping for service contracts.
Work with building engineers to monitor vendor performance and compliance.
Acquisitions & Dispositions
Support leadership in new property acquisitions and dispositions, including due diligence, budgeting, and team introductions.
Qualifications
Bachelor’s degree and at least five years of experience in commercial real estate property management, or an equivalent combination of education and experience.
Minimum of five years’ experience specifically managing industrial properties within a commercial portfolio is required.
Active California State Real Estate License.
Skills & Requirements
Excellent communication skills with the ability to interact effectively with colleagues, management, and clients.
Collaborative and supportive team player.
Strong written communication with attention to detail.
Exceptional organizational skills.
Proficiency in MS Excel, Word, Outlook, and web browsers.
Familiarity with MRI, Yardi, or similar real estate accounting software.
Solid math skills and understanding of present value analysis.
General knowledge of construction processes.
Self-motivated and able to meet deadlines independently.
Pay Details: $120,000.00 to $130,000.00 per year
