Escrow Officer / Title Closer – Port St. Lucie, FL

Direct Hire | Up to $70,000/year | 100% Onsite

Position Overview

We are seeking an experienced Escrow Officer / Title Closer to lead the end?to?end closing process for residential and/or commercial real estate transactions. This role is the senior authority throughout the closing, responsible for accuracy, compliance, documentation, communication, and overall transaction integrity. You will oversee processing, closing, post?closing, and policy issuance to ensure a smooth, professional client experience.


Key Responsibilities

  • Review and verify all work completed by Title Processors, including task accuracy and supporting documentation.
  • Ensure all Buyer, Seller, and Realtor information is properly entered into the system.
  • Validate transaction details and confirm all supporting documents are complete, current, and accurate.
  • Clear Schedule B1 items and prepare required conveyance/legal documents (deeds, affidavits, NOC terminations, etc.).
  • Confirm all parties are properly identified and in good standing.
  • Resolve outstanding issues identified in lien searches and verify taxes are paid or scheduled for collection.
  • Update title searches within 3 days of closing to confirm no new issues or exceptions.
  • Prepare Pre-CDs, Final CDs, HUDs, ALTA statements, and ensure compliance with lender instructions.
  • Coordinate lender approval, balance figures, and communicate final numbers to buyers.
  • Conduct closings, explain documentation, oversee execution and notarization.
  • Verify receipt of all closing proceeds and obtain funding confirmation before releasing keys.
  • Balance the closed file and prepare it for disbursement.
  • Oversee posting of deposits, check-cutting, and verify accuracy of all wires and checks.
  • Collaborate with Accounting to reconcile escrow accounts monthly.
  • Transition files to Post Closing with all required documentation and remittances.
  • Sign Title Policies prepared by the Policy Processor.

Qualifications & Skills Summary

  • Proven experience as an Escrow Officer, Title Closer, or similar role within title/real estate settlements.
  • Strong understanding of title clearance, lien resolution, and Schedule B1 requirements.
  • Proficiency in preparing closing disclosures (CDs), HUDs, ALTA forms, and lender-driven closing documentation.
  • Ability to independently manage the full closing cycle with high accuracy and attention to detail.
  • Excellent organizational and communication skills with the ability to explain complex documents to customers.
  • Experience balancing escrow files, confirming funding, and overseeing disbursements/wires.
  • Solid knowledge of title documentation, recording requirements, taxes, and compliance standards.
  • Strong collaboration skills, especially with Accounting, Processing, and Post Closing teams.
  • High integrity and commitment to professional standards when handling sensitive financial transactions.


Pay Details: $60,000.00 to $70,000.00 per year
