About the Role
LHH Recruitment is seeking an experienced Commercial Property Manager to oversee the daily operations, tenant relations, financial performance, and overall asset value of a commercial portfolio in Portland. This is a hands-on, high-impact role suited for a proactive, communicative, and detail-driven professional with deep experience managing office or mixed-use commercial assets.
The successful candidate is comfortable working onsite, leading vendors and staff, and ensuring that the buildings operate at the highest standard.
Key Responsibilities
Operations Management
- Oversee daily building operations, ensuring all systems, services, and maintenance activities are handled efficiently.
- Conduct routine site inspections and coordinate corrective actions.
- Manage contracts, performance, and communication with all third-party vendors.
- Ensure properties adhere to all regulatory, safety, and environmental requirements.
Tenant Relations
- Act as the primary point of contact for tenants, handling inquiries, service requests, concerns, and lease?related questions.
- Support tenant move-ins, move-outs, and space planning coordination.
- Maintain strong tenant satisfaction and retention strategies.
Financial Performance
- Prepare and manage annual operating and capital budgets.
- Oversee accounts payable/receivable, rent collection, and CAM reconciliations.
- Analyze operating expenses, track variances, and present monthly financial reports.
- Recommend cost-saving measures and strategic capital improvements.
Leadership & Collaboration
- Oversee on-site property staff and coordinate with cross-functional teams, including accounting, leasing, and ownership.
- Provide operational insight and recommendations to ownership and asset management stakeholders.
Risk Management & Compliance
- Maintain emergency preparedness plans and ensure safety protocols are in place.
- Ensure compliance with all local, state, and federal commercial property regulations.
- Lead incident response communication and follow-up reporting.
Qualifications
- 5+ years of experience in commercial property management (office portfolio experience strongly preferred).
- Strong understanding of building systems, vendor management, and lease administration.
- Excellent communication, negotiation, and customer-service skills.
- Strong financial acumen with experience in budgeting and CAM reconciliation.
- Proficiency in industry software (Yardi, MRI, or similar) preferred.
- Ability to work onsite daily and manage competing priorities effectively.
