Overview:
LHH Recruitment is seeking an experienced Portfolio Manager to oversee a portfolio of 10–12 residential properties in the Portland metro area. This role requires deep expertise in residential property management, strong leadership capabilities, and the ability to drive operational excellence across multiple sites. The ideal candidate brings 8+ years of portfolio management experience and a proven track record of effectively leading onsite teams.
Key Responsibilities:
- Oversee day-to-day operations for a portfolio of 10–12 residential properties
- Lead, mentor, and support onsite property management teams to ensure strong performance and adherence to company standards
- Develop and manage property budgets, financials, and forecasting
- Ensure compliance with state and local housing regulations, fair housing laws, and company policies
- Conduct regular site visits to assess property conditions, address operational needs, and support staff
- Manage escalated tenant issues, resolve conflicts, and ensure high resident satisfaction
- Review and approve vendor work, contracts, and ongoing maintenance items
- Monitor occupancy, leasing performance, rent collections, and turnover timelines
- Partner with leadership to identify opportunities for operational improvements, efficiencies, and portfolio-level enhancements
- Prepare and present portfolio performance reports to senior leadership
- 8+ years of experience as a Residential Portfolio Manager
- Must hold a Property Manager License or be able to obtain one prior to hire (required)
- Strong leadership skills with experience managing, coaching, and developing teams
- Proven success overseeing multiple properties simultaneously
- Solid understanding of residential property operations, local housing regulations, compliance, and financial management
- Valid driver’s license; ability to conduct local travel within Portland metro
- Experience utilizing property management systems such as Yardi or AppFolio
