We are seeking an experienced Leasing Agent to support a tax credit lease-up project at a residential affordable housing community in Santa Rosa, CA. This role is fully onsite and plays a critical part in marketing units, qualifying applicants, and ensuring compliance with affordable housing regulations. The ideal candidate brings hands-on Tax Credit (LIHTC) experience, strong customer service skills, and the ability to manage high-volume leasing activity during a lease-up phase.
Location: Santa Rosa, CA
Employment Type: Full-Time
Work Schedule: Monday–Friday, 8:30 AM–5:00 PM
Pay Rate: $25–$28 per hour
Work Arrangement: Fully Onsite
Key Responsibilities
Lease residential units in accordance with approved marketing and lease-up plans
Conduct property tours and respond to leasing inquiries from prospective residents
Promote available units through approved marketing channels and community outreach
Maintain waitlists and applicant pipelines in compliance with regulatory requirements
Verify applicant eligibility and income in accordance with Tax Credit (LIHTC) program guidelines
Complete move-in certifications, annual and interim recertifications accurately and on schedule
Maintain organized resident and applicant files in compliance with Fair Housing, HUD, TCAC, and other applicable regulations
Support compliance reviews and audits as needed during the lease-up process
Collect and process rental applications, supporting documentation, and deposits
Ensure all required paperwork is completed accurately prior to move-in
Update resident data and leasing activity in property management software
Serve as a primary point of contact for prospective residents throughout the leasing process
Provide clear communication regarding program requirements, timelines, and next steps
Maintain a professional, welcoming, and customer-focused leasing environment
Partner with property management and site staff to coordinate unit readiness and move-ins
Communicate availability, unit status, and leasing progress regularly
Assist with general site operations and administrative support as needed during lease-up
Qualifications
Required
1+ years of leasing experience in affordable housing or tax credit properties
Tax Credit (LIHTC) experience required
High School Diploma, GED, or equivalent
Strong knowledge of Fair Housing regulations
Proficiency with basic office software and property management systems
Preferred
Tax Credit certification
Lease-up experience
Bilingual skills (preferred but not required)
Pay Details: $25.00 to $28.00 per hour
